We manage the entire process to ensure that your rental property will meet the new requirements (amendments to the RTA) of the Residential Tenancy Act (RTA) for insulation and smoke alarms. Recent changes to the RTA require that landlords are responsible for ensuring that their rental properties are minimising their carbon footprint, maximising their investment’s energy efficiencies and conservation by being insulated to the standard specified in the RTA prior to the dates listed below.
• Social housing homes where tenants pay an income-related rent for a Housing New Zealand or community housing provider home must be insulated by 1 July 2016.
• All other rental homes must be insulated by 1 July 2019.
Officials estimate there are 180,000 rental properties that will require retrofitting of insulation.
Given this number of rental properties and the capacity of the industry to install insulation in this number of homes, it is important that landlords and property managers start planning to carry out this work sooner rather than later to avoid escalating costs and a possible shortage of trades people to carry out the work in the future Love this point

The RTA also requires that all rental properties in New Zealand are fitted with working smoke alarms by the 1st July 2016. The act states that a minimum of one working smoke alarm is installed in the hall or similar, within three metres of each bedroom door.
The landlord must ensure the alarm is operational at the beginning of a tenancy and the tenant will be responsible for replacing batteries during the tenancy.

1) Free insulation and smoke alarm assessment:
We will visit your rental property and assess if your property meets the new RTA requirements.
If your property meets the required standard, then for a charge of $$$ $140 we will provide you with a compliance certificate that can be used as proof that your property meets the standard.
2) Obligation free quote:
If the property requires retrofitting of insulation and or smoke alarms, we will provide you with a no obligation free quote to supply and install the insulation and smoke alarms required to bring the property up to the required standard. Each assessment is customised by property to fully understand your requirement, from a full install of insulation to a simple top up to ensure the thermal properties of your investment are to standard
3) Supply and Installation:
If our quote is accepted, we will arrange the supply and installation of the insulation and/or smoke alarms. Once the installation is complete we will provide the landlord with a compliance certificate stating that the property meets the required standard.
