What's your vision?

I have a current sign... We are changing our name to: Best Rate Realty. The work I need is a NEW FOR SALE sign. I need the name changed and the house pix changed out to something similar but different. The background color should be yellow with the black across the top. White letters "for sale." Black lettering everything else. I would like it to look similar that at a distance you might not know its a different company.

Please look at the files I uploaded for clues. The yellow sign is what I want the final to look like. I also would like the house changed out for a different house. I uploaded some samples I like. Colors should all be yellow background with black and White.

We have tried a few basic things, but aren't in love with them and need the help of the designers here to help us create a standard design for our commercial division going forward. The design needs to incorporate our logo and follow the example format somewhat (we need a space for Title, names of brokers, logo and contact info. If you want to incorporate the ampersand we will also look at versions with that in it as well.
