A winner was selected from 84 designs submitted by 16 freelance designers.
My name is Denny Oh and I'm a downtown San Diego real estate expert. I grew up in Redondo Beach, but have lived in SD for 12 years. I've been in real estate for 6 years and about 2/3 of my business comes from my website. My blog is the only marketing I do and I believe in providing free, acurate information, which often times is my opinion - something that buyers/sellers can't find on Zillow.com or Realtor.com. I have gotten critisism for offering negative opinions on certain buildings, but have gained clients for that same reason - people like that I'm not a "salesman" and will be open and honest with them.
I believe that if people like me and how I work, they'll want to work with me, opposed to me chasing after clients. I'd rather work with people who see my value and want to work with me. I hate "selling" people on me.
I've primarily been working with buyers, but want to focus on sellers and expand my business by marketing to specific buildings downtown. The mail goal is to drive them to my website and/or contact me for their real estate needs.
I I pride myself on my knowledge of the market, honesty and just being a good person. I hate cheesy salesmen. I want my postcards to be different from the traditional realtors, but I want it to be professional.
These mailers will be sent to high-end condo highrises. Prices range from about $400K-3M. Most people are very well educated and range from about 30-70yrs old. I have a lot of content on my blog about the building I'm mailing to, so hopefully they will see the postcard and connect me(who they probably see in their building a lot but don't recognize) to my site and as a realtor.
About 10-20 other realtors mail to the same building on a regular basis. Again, most of my clients are buyers in this building and others, but I want to expand by contacting sellers(while maintaining my buyer market).
The audience(residents) get these mailers all the time. I don't want mine to be "loud," but I do want it to stand out. Most people won't read it, but hopefully they'll glimpse at it from time to time.
Many of these people are 2nd, 3rd, 5th home owners, many run their own businesses and many are retired. Another portion of people who will see this are young professionals who are renting there.
The postcard must be 8.5" x 5.5"(horizontal). There must be an additional 0.125" bleed margin(outside of the 8.5x5.5) and a 0.25" margin(inside of the 8.5x5.5) where there can be no text - color/images in the margin are ok. Additionally, there must be a 4"x2.5" blank white box in the bottom right hand quarter(horizontal) of the card where the mailing address will go.
The post card will be two sided - the side you design will be static and the other side will be customized for each mailing.
