How we're different from other off-campus student housing developers is that we develop communities within walking distance of campus -- no more than 3 blocks away. Because those areas tend to be more dense, our communities are generally smaller (up to 50 beds). Other developers build 300+ beds in one project and as such, they need much more land which pushes them further away from campus -- not within walking distance.
Our product also have hardwood-style flooring, granite countertops, stainless steel appliances, private bathrooms in each bedroom, on-site parking and, of course, a walkable location that is often the closest apartment community to campus.
Basically, we are higher end and offer the ultimate amenity (location), coupled with incredible high-end finishes, whereas others develop garbage (vinyl flooring, plastic veneer appliances, carpet throughout, shared bathrooms, etc.) far from campus. Often their appeal is the low(er) price and a pool, which we can't offer due to space limitations.
Perhaps the 2 most important points of differentiation are that; 1) we achieve 100% occupancy every year, which is unmatched in the student housing industry and 2) what we do is unique, on a larger scale. (Most other developers that do infill are mom & pop, local builders -- we do this on a national level).
The other key point to know is that we are opportunistic when it comes to development close to campus. So should the opportunity arise and it makes financial sense to us, we will develop a community -- or communities -- further off campus. We are actually close to developing one in the next few months that will be located 1 mile from campus.
