We are the #1 selling team on the Main Line of Philadelphia servicing both the Main Line and center city Philadelphia. On average, our selling price point is between $700,000 - $1.5 Million. The Main Line is a string of affluent suburban neighborhoods just outside of Philadelphia. Our team leader Robin Gordon is our star. She sells the majority of the homes for the team and is our listing specialist. We sold 203 homes last year for $175 million in sales volume. What's your vision?
We have been running a postcard campaign every year, sending out about 25,000 postcards. We send 24 per year (twice a month). Historically, they have all been relatively similar -- a few shots of homes Robin has sold with the location and tag lines i.e. (Robin sold it in just 5 days! or Robin sold it $50,000 over asking price!). We always incorporate the tagline, "Robin Sold It" in a circular design that matches the color scheme. We mix up the colors, styles and sizes of the home to market to a broad audience. Our call to action is to "Find out what your home is worth", "Thinking About Selling?" or "What's My Home Worth Now?" by calling Robin's phone number: 610-246-2280. The purpose of this contest is to create a more modern, fresh feeling postcard to stay "current" and "relevant" in our changing marketplace. We are questioning whether it makes sense to continually send the same style, type and design of a postcard or to mix it up and offer something new as a "series" of postcards that tells a story. We love the idea of visually communicating a story in a simplistic yet powerful way. Listings VS Sales: What REALLY matters to sellers (A Scary Tale of Listing Graveyards) Many agents boast about their extensive listings. That just means they haven’t sold them. In other words, the homes entrusted to them for sale are just sitting there. Too many Realtors take a listing just to add it to their stockpile. The real measure of success is not how many homes are languishing in your for sale box, but rather, how many homes you are selling. Robin has sold over $2 Billion in home sales, and has averaged over XXX sales annually for the last X years. The number of homes we sell is our measure of success, and the ratio of listings to sales says it all. Robin lists your home to sell it. We try our best to obscure the Office Phone # and logo by laying it over an image or in a busy area so it is not as prominent as Robin's Phone Number and logo. I have attached examples from our past post card campaign so you can see what we have done. We are open to any and all creative ideas to give our postcards a fresh look and feel. We do believe that less is more and that a simpler message is more impactful to the consumer. We are excited to see what designers can come up with to visually stimulate the consumer and cause them to pick up the phone and call Robin to find out what their home is worth!
We are really looking for highly creative designers to take this concept and turn it into a visually stimulating postcard series that will resonate with our client base. Keep in mind, our core demographic is aged 40-70 years so we don't want to alienate our main customer base by going to modern or over the top.
