The Contest: Create striking, smart, artistic book interior design layout and book cover for new, interesting architectural real estate technical reference book. Includes possible additional follow-up work after contest. The book title is "When Bad Things Happen to Good Buildings". The book subtitle is "Red Flags in Property Condition Assessments: A Reference Guide to Problematic Building Materials and Conditions in the United States, 2017 Edition" The author is: "Charles Joseph McClain, AIA" This contest is for the design of 2 interior spreads/layouts and 1 cover: 1. Section Breaks 2. Chapter Content with Photos 3. Cover Book size: 7" wide x 10" tall (17.78 x 25.4 cm) Approximately 300-400 pages (depending on the layout) First print run with Createspace Look and feel: Architectural, artistic, interesting, clear, professional. About the Book: The presence of various historically-deficient commercial building construction materials – such as fire sprinkler heads recalled because they do not operate properly, polybutylene piping prone to leakage, and single-strand aluminum branch wiring no longer installed due to being a fire hazard - is considered a “red flag” by commercial real estate investors, managers, and lenders. The book discusses 20 different historically-problematic building components and is designed to be used by students, due diligence engineers, and real estate professionals as a reference guide while studying, evaluating, and operating commercial properties. Each chapter features a different red flag with detailed discussion on the following topics: • Description of the Material, Component, or Condition • Installation Dates • Geographic Region • Manufacturers and Trade Names • Common Problems • What to Look For During an Inspection • Lawsuits and Recalls • Replacement Materials • Cost to Correct This book will be updated annually with new data, content, and examples. About the Design and Contest: Design sensibility: Visually interesting, artistic, smart, and professional Use of different text styles, colors, and size fonts as appropriate for various typical book components / subsection headings encouraged. As a reference/educational book, the design should be professional, technical, and interesting. It should be pleasing to look at and a work of art in itself. This contest is for the design of 2 interior spreads/layouts and 1 cover: (1) Section Breaks, (2) Chapter Content with Photos, and (3) the Cover. Each of these needs to stand out differently in the book layout, AND must also have consistent format of each in the book: 1. Section Breaks: You will provide a sample 2-page spread for one of the typical section breaks. The spread can feature full-bleed color or black and white photography/graphics and text or simply text with interesting font design. The text can be elegant, or bold, horizontal or vertical. It might be interesting to use just a portion of a photograph in the background to hint at the systems to be described after the section break. FYI: The sections discussing building components in the book are as follows: • Building Facade Components • Roofing System Components • Mechanical System Components • Electrical System Components • Plumbing System Components • Fire Suppression System Components • Interior System Components 2. Chapter Content with Photos: You will provide a sample chapter layout with text and graphics. The spread can feature full-bleed color photographs/graphics with subsection interestingly distinct from the book text. The initial two page spread of the chapter can include full-bleed photo of the component on the left page and the start of the chapter text on the right page. As can be seen in the "Sample Book Chapter Text" attachment, there is copy text and there will be several photos showing examples of items discussed in the text. FYI: The chapters in the book are as follows: • Introduction • Composite Wood Siding • Synthetic Stucco / Exterior Insulation Finish System (EIFS) • Fire Retardant Treated (FRT) Plywood • Phenolic Foam Roofing Insulation (PFRI) • Single-Ply Thermoplastic Membranes • Cadet and Encore Electric In-Wall Heaters • Packaged Terminal Air Conditioner, Heat Pump, and Room Air Conditioner Units • HCFC and CFC Refrigerants in Air Conditioning Systems • Aluminum Branch Wiring • Federal Pacific Electric (FPE) Electrical Panels • Zinsco/Sylvania Electrical Panels • Insufficient Apartment Unit Electrical Amperage • Edison Base (Type T) Fused Electrical Overload Protection • Polybutylene (PB) Water Distribution Piping • Acrylonitrile Butadiene Styrene (ABS) Sanitary Piping • Cross-Linked Polyethylene (PEX) Piping • Recalled Fire Sprinkler Heads • Microbiologically Influenced Corrosion (MIC) in Fire Sprinkler Systems • Mold • Chinese Drywall • Appendices 3. Cover: You will provide a cover (front and back) for a 7" wide x 10" tall (17.78 x 25.4 cm) book that will be published through Amazon's Createspace. See documents attached indicating cover size/layout requirements and specifications from publisher. Winning designer will be required to meet the publisher's specifications and may be asked to revise/resave the document as required to meet the publisher's specifications. The back cover should include the text suggested in the attached document, graphics as desired, a photo of the author, and also a 2" by 1.2" white box should be included in the lower right-hand corner of the book's back cover (in which the publisher will print the barcode). It may be interesting to consider having a portion of a graphic on the cover spine (such as a building or a building component) in such a way that as annual editions are issued, and the editions are placed side by side on a book shelf, the partial graphic of each year's binding combines to create an overall image after a certain number of (such as five) editions have been created. Note: The cover will need to be finalized after the contest once the exact number of the pages is calculated. Deliverables Final document should be transmitted in various standard formats including: 1. Original files from book layout software 2. .PDF (per attached specifications) 3. .svg file
Potential Additional Follow-up Work! After the 99designs contest for the interior of the book, I may do a 1-to-1 with winning designer in December 2016 to layout the entire book.
