What is NoDeposit.io: NoDeposit.io is both a web app and a service that aims to replace tenants' deposits with an insurance-based product. NoDeposit.io is based on the existing Unee-T technology and created in collaboration with leading insurance companies. What we are covering here is the cost associated with a dispute between the tenant and the landlord. The tenant is still liable for damages, but the landlord will NOT have to handle the dispute process: NoDeposit.io will take care of that. The Pain points we are solving: For the Landlord: In our experience, the main reason why landlords want to have a big deposit is to make sure that they've got enough to cover any potential risks and costs if there is a problem. These costs for the landlord are: - Cost of (and potential delays in doing) the repair/replacement needed. - Cost of getting the tenant to pay for repairs and replacement: Determine who needs to pay what. - Make sure that the Landlord can get the money from the tenant if needed. For the tenant: Tenants worry about paying a deposit because: - It can be a significant cash outflow (1 to 2 months deposit, sometimes more). - There is a risk that the landlord will retain part of the deposit even though it should have been paid back in full. For both the tenant and the landlord: The tenant and landlord might disagree on what needs to be repaired or replaced when the tenant moves out. The root cause of these issues is often the lack of evidence to determine: - What needs to be done (was it a pre-existing issue or not)? - Who’s liable in case repairs are needed (does it fall under fair wear and tear)? The Story: - A tenant rents a property. - The tenant opts for the NoDeposit.io option (if the landlord is OK to offer it). - The tenant is paying a 1 week, non-refundable fee to NoDeposit.io instead of a 1 or 2 months deposit to the landlord. - At move-in time: - Tenant and LL (or agent) use the NoDeposit.io wep app to take an inspection report of the property at move-in time (including pictures). - All issues at move-in time are recorded in the wep app. - Tenant and LL (or agent) sign the Inspection report. - NoDeposit.io sends the Inspection report as a PDF (via email). - NoDeposit.io stores the Inspection report for safekeeping. - At move-out time. - Tenant and LL (or agent) use the NoDeposit.io wep app to take an inspection report of the property at move-out time (including pictures). - All issues at move-out time are recorded in the wep app. - Tenant and LL (or agent) sign the Inspection report. - NoDeposit.io sends the Inspection report as a PDF (via email). - NoDeposit.io stores the Inspection report for safekeeping. - Option 1: There are no damages (beyond fair wear and tear) reported at move-out time: Nothing happens, everybody walks happy; the policy is not activated. - Option 2: There are damages reported at move-out time: - We can check and compare the Inspection report at move-in and move-out time to see if this is a pre-existing issue (it was there at move-in time). - We can check and compare the Inspection report at move-in and move-out time to see if this falls under fair wear and tear or not. - NoDeposit.io will handle the dispute process and act as a mediator if there are damages that are considered beyond fair wear and tear. - Option 2A: Tenant agrees to pay for the damages: - The policy is NOT activated. - Tenant pays for the damage. - Option 2B: Tenant does NOT agree to pay for the damages: - The policy IS activated. - The Landlord gets the money needed to pay for the repairs and damages from the insurance policy (up to the equivalent of 1.5 months deposit). - NoDeposit.io handles the process of getting that money back from the liable party. How it works: NoDeposit.io is using the existing Unee-T technology to create inspection reports. NoDeposit.io will use the fee paid by the tenant to subscribe to an insurance policy to cover the costs and risks associated with recovering the money from the tenant (if needed). Because the NoDeposit.io guarantee will be based on evidence from the Inspection reports signed by both parties during move-in and move-out, dispute resolution will be greatly simplified and streamlined. Key benefits: For tenants: - No large cash outlay upfront for deposit. - Peace of mind that dispute will be handled by a 3rd party based on Inspection Reports in and out. For Landlord: - Property is more attractive to the tenant (see above). - Peace of mind that if there is a dispute, the damages and cost will be covered by the policy. - Minimal hassle dealing with procedure associated with recovering the money owed to them. Existing solutions: Solution for deposit replacement already exists in other geographies: - Reposit (UK). - Leaselock.com (US). - ZeroDeposit (UK). Key differentiation vs existing solutions: We are adding our Inspection Report technology to limit the risk associated with disputes and disagreements.
